The Quebec real estate market is experiencing a period of turbulence as the Quebec Professional Association of Real Estate Brokers (QPAREB) attempts to block the emergence of a new innovative platform. Even before its official launch, Ubee, a service designed to facilitate connections between home sellers and real estate professionals, has received a cease-and-desist letter from the QPAREB. At the same time, the Association and its Centris platform are under investigation by the Competition Bureau of Canada, raising questions about current competitive practices.

The APCIQ Targets Ubee Before Its Launch

Ubee, developed by Groupe Abbatiello, presents itself as a modern and transparent alternative for consumers looking to sell their property. The platform is based on an innovative model that simplifies the connection between sellers and various real estate professionals, without an exclusive intermediary.

However, this initiative quickly provoked a reaction from the QPAREB, which issued a cease-and-desist letter even before the platform went live. The Association claims that Ubee could potentially duplicate listings already available on Centris, which could, according to them, violate market regulations in Quebec. Some see this move as an attempt by the QPAREB to protect its monopoly on real estate data, while others view it as a necessary regulation to oversee new digital platforms.

At the same time, the Competition Bureau of Canada is conducting an investigation into the QPAREB and Centris, aiming to determine whether anti-competitive practices have been implemented to limit access to real estate data. This investigation was launched following concerns raised by market players, who claim that certain restrictions are preventing the emergence of new digital solutions.

The outcome of this investigation could have a significant impact on the Quebec real estate sector, potentially opening the door to a wider range of tools and services for consumers and real estate brokers. If anti-competitive practices are confirmed, the QPAREB may be required to loosen its control over real estate data, fostering the growth of platforms like Ubee.
